We're getting hit hard with members frantic to remove listings when it turned out the "owner of record" who signed the listing is NOT ACTUALLY THE OWNER! We've had reports of this two times in two days so far this week!! :( Here are some helpful tips from NAR.

🚩 RED FLAGS AND RECOMMENDATIONS 💡


🚩 "Seller" insists on communicating electronically only, refuses to meet, sign docs, or talk in person. May be hard to understand on the phone or have email addresses or phone numbers from outside the US.

💡 Require an in-person or virtual (video) meeting to see their government issued ID, ask for detailed property tax info and directions to property.


🚩 "Seller" claims to have some emergency necessitating quick cash and wants to price the property below market.

💡 Perform a CMA and send it to the listed property owner independently using the address on the tax record. Overnight it to them, and/or call the using verified phone number listed.


🚩 "Seller" quickly accepts lowball cash offers, or no earnest money or contingencies - all toward a quick closing.

💡 Follow all your normal due diligence steps, don't succumb to pressure from the "seller" to rush things through or skip steps. If a notary is used for signing, independently verify they are legit or ask for a remote online notary of your choice.


🚩"Seller" asks that no For Sale sign be posted on the property.

A new way to customize your searches in Paragon has arrived! These Advanced Search functions will allow you to better define how you want your results filtered.


What do they look like?


Freeform Fields







Examples of these types of search fields are Parcel # and Address.


NEW Advanced Options

Contains: Will behave the same as it always has.

Equals: Will make the search literal. (I.E. Input "Hyacinth" into address and it will look for an exact address spelled "Hyacinth," excluding all other results).

Not Equal To: The opposite of Equals, this will exclude the value inputted and include results that don't match.

Contains All: Acts like Contains, except it takes the entire supplied value. (I.E. The Input "Red Door" under Contains would look at "Red" or "Door", while under Contains All, it would look at both "Red" and "Door").

Starts With: Will only look for results where the it starts with the supplied criteria.

Not Starting With: Just like Equals or Not Equal To, this is the exclusionary version of Starts With, allowing you to exclude results that start with the supplied criteria.

Does Not Contain: This is the exclusionary of Contains, allowing you to supply criteria you don't want included in the results.


Look Up Fields




Examples of lookup fields include MLS #, Type, Area, City, County.

Equals: Will behave the same as it always has.

Not Equal To: Will exclude the supplied criteria. (I.E. If you wanted to look for all listings in Marion county but exclude Keizer results, you could choose Not Equal To in conjunction with an Equals County criteria).


Date Range Fields














Examples of date range fields include Listing Date, Status Date.


NEW Advanced Options

Date Range: Will behave the same as it always has.

7 Days Back - 24 Months Back: Will quickly allow you to look the specified # of days/months back.

Last Month: Will look at results within the last calendar month. (I.E. If the Present is August, it will grab results matching July)

Last Year: Will look at the results within the last calendar year (I.E. If the Present is 2023, it will grab results matching 2022)

This Month: Will look at the results within the current month (I.E. If the Present is August, it will grab results matching August).

This Year: Will look at all matching results within current year. (I.E. If the Present is 2023, it will grab results matching 1/1/2023-12/31/2023

Year-to-Date: Will look at all matching results upto current day within current year. (I.E. If the Present is 2023, it will grab results matching 1/1/2023-Current Day)

Next 7 Days: Will look at all matching results that contain future dates.

Next 30 Days: Will look at all matching results that contain future dates.
