Thank you to the many Members who have touched base with us since news of the big NAR Settlement broke on Friday, March 15th.


BECAUSE WE ARE MEMBER-OWNED, nothing changes immediately for WVMLS Members.


We will be convening the Board of Directors, our legal counsel, and having conversations with our Members over the next days and weeks to determine an appropriate course of action for OUR membership in light of this disappointing news.


So for the record... *Sellers CAN still offer something toward the buyer brokerage fee if they want.

Keep these things in mind when showing property:


  • Leave the property as you found it, making sure doors and windows are secured and lights are in the same state they were in when you arrived.

  • Consider providing feedback as well after your showing.

  • Leave a business card.

  • Utilize a showing checklist which ensures you don't miss a step when starting or completing a showing.


A well executed showing leaves a great impression on your buyer, the seller, and the listing agent. Keeping these tips in mind will help ensure you achieve that great showing!



WVMLS is making its members aware of a bogus buyer.


Recently, a series of concerning incidents occurred involving an individual who contacted multiple female real estate agents. This bogus buyer...


  • ...contacted several female agents expressing interest in vacant properties located in secluded areas.

  • ...when asked to provide pre-approval, proof of funds, or identification, he ghosted the agents or provided suspicious documentation.

  • ...has recent criminal history.


A few safety reminders:


  • Always trust your instincts.

  • Meet in safe settings. 

  • Conduct background checks. 

  • Report suspicious activity. 


Some Red Flags To Always Keep In Mind:

  • Inconsistent information or reluctance to provide requested proof.

  • Requests to view exclusively vacant properties in isolated areas.

  • Predatory behavior targeting a specific gender or demographic.


Remember, your safety is extremely important. By staying vigilant and following best practices, you can protect yourself and others.
